Curtis LaPiere here....do you have a realtor marketing plan? I’m about to talk to you about a subject I really know about. I’ve been a Realtor in New Jersey for 12 years....24/7.

In my day we didn’t have the internet to promote our business. We had to do it the old fashion hard way…9am to 9pm….eye-ball to eye-ball…..our realtor marketing plan was lots of newspaper advertising that cost a fortune.....

In order to show a house......we actually had to get in the car and “show” the house!

The internet didn’t come along until I retired from the Real Estate business.

Being from the real estate world, I wanted to find out what impact the internet had on the business and what realtor marketing plan realtors were using.

The following is what I found out after much research on the subject.....

If you sell real estate you're in danger if......

you depend on your parent company you think your brochure site is enough you haven't even had the time to build your own site.

Do yourself a favor and search for "real estate" at Google. You'll see that Google finds hundreds of millions of pages...

Real estate is hot online.... and someone is going to own your region... soon! Who? A Site Build It! owner. More on that later. First, do another search at Google...

Search for your particular town followed by the word "home" or "homes" or "real estate." These are the kinds of searches that typical surfers are entering.

For example, the search on the for "hudson quebec home" turns up four sites amongst the top 10 worth mentioning. One is a Site Build It! ("SBI!") site (done by a seller, not even an agent!) and three are articles about SBI!.

Do the search now for your town. Are you being found? If not, you are lost... lost in cyberspace.

Being "lost in cyberspace" is a realtor without a realtor marketing plan.

Your job as a real estate agent is to add value. Make it easy for seller and buyer to meet and get the deal done, am I right? It’s always been that way and it’s always will be that way.....

Realtors are stampeding online without a realtor marketing plan. Most are doing it wrong, so far. YOU must become the "go-to" person for your area... the resource that sellers and buyers find when they search for your town or village or region.

Someone is going to own your "territory" online. Make sure that person is you.

You say you have no time? Unless you are retiring in the next two years, you don't have time not to build a Web site. And here is the single most important fact you will read today...

A Web site is not enough. You MUST do it right -- build a Web site that works with a true realtor marketing plan.

Do online what you already know and do so well offline...

Three years ago, Alain (my husband) and I moved to northwest Arkansas to sell real estate. And, we didn't know a soul when we moved here. Most real estate agents who have been in the biz for years and are successful will tell you it's all about word of mouth and having contacts. There's a lot of truth in that and it certainly wasn't in our favor when we started out.
